By when?

From 1 October 2008 every building with a total useful floor area of more than 1000m2 (C 11000sq.ft) must have a DEC. From December 2010 all buildings serving the public greater than 250m2 (C2750sq.ft) will require a DEC.

What is required by Law?

The DEC must be displayed in a prominent place and the person responsible for the DEC must also have a valid Advisory Report (AR) in their possession.  The AR details recommendations to improve the energy performance of the building.

Who can arrange DECs and ARs?

The good news is we can and the law states that a suitably qualified Energy Assessor is the only person who can provide a DEC and an AR.

How long are the DEC and AR valid?

DECs must be renewed every year and AR’s run for 7 years.

Are there any penalties for not displaying and possessing a DEC & AR?

The fine for not displaying a DEC is £500 and £1000 for not possessing a valid AR. In addition to these fines it is necessary to commission the documents.
