1st July 2008 - Buildings with total floor area greater than 2,500 sqm will require an EPC.

1st October 2008 - All remaining commercial buildings will require and EPC, on sale, rental or in process of construction.

Who needs them?

Any organisation providing a public service must comply with the Energy Performance of Buildings Directive (EPBD2) which will become law in December 2010. The building owner or occupier is responsible for ensuring that the DEC is displayed clearly in a position visible to the public...

 

 

Commercial Energy Performance Certificate - EPC

What is it all about?

Property Sellers and Landlords from the 1 st October 2008 will be required by law to provide an Energy Performance Certificate (EPC) for all building or parts of a building when they are sold or rented.

What if I don’t have one?

The penalty for failing to make an EPC available to any prospective buyer or tenant when selling or letting non-dwellings is fixed, in most cases, at 12.5% of the rateable value of the the property, subject to a minimum of £500 and a maximum of £5.000. A formula is used as the costs of producing an EPC for nondwellings are expected to vary according to the size, complexity and usage of the building. There is a default penalty of £750 where the formula cannot be applied.

The EPC will still be required.

 

 

Residential Energy Performance Certificate - EPC

All new and existing homes are now required by law to have an EPC when they are first marketed for sale or rent. The EPC usually, but not always, forms an integral part of the Home Information Pack (HIP) that any prospective purchaser or tenant receives when they enquire about properties for sale or rent. We can arrange your HIP and EPC for you. Domestic EPCs are valid for 10 years and are always accompanied by a “Recommendation Report” that suggests ways that energy savings can be made.

Even if there is a change of Government and HIPs are abolished it is likely that you will still need an EPC as it is an EU requirement.
